This stunning architectural gem built in 2024, is nestled on a private beach just 1.5 miles from North Berwick. This timber-clad beach house boasts uninterrupted views of the breathtaking Bass Rock and the serene Firth of Forth, making it the ultimate seaside sanctuary for groups of up to four guests.

Step inside to find luxurious interiors and an array of modern conveniences at your disposal. The marvellous open plan living space is ideal for socialising together, and features a contemporary kitchen, complete with a kitchen island where you can sit with a drink in hand and watch the designated chef work away.

The well-stocked Archispek kitchen features fantastic appliances and amenities, including a dishwasher, induction hob, combi microwave/oven and a fridge/freezer. Once dinner is prepped, dine together on the sleek, round wooden dining table, whilst taking in the amazing sea views out to Bass Rock.

After dinner, settle down for a drink in the lounge on the comfy sofa in front of the wood-burning fireplace, or head outside onto the private patio where you can enjoy an evening tipple whilst breathing in the fresh sea air, gazing out over the water. There are two comfy alfresco sofas here as well as a pizza oven.

When bedtime beckons, The Lookout features two elegant ground-floor bedrooms. The master bedroom, with its king size bed, opens onto a balcony with mesmerising views of Bass Rock. The second bedroom, featuring a double bed, also offers stunning sea views and both rooms guarantee a peaceful night’s rest. Between the two bedrooms lies a beautifully designed shower room, complete with a marble Lusso sink, wall-mounted taps, a waterfall walk-in shower and underfloor heating to keep toes warm and toasty all year round. You’re also provided luxury Laura Thomas shampoo, conditioner, shower wash, hand wash and body lotion. Towels and bathrobes are also provided, but guests are kindly asked to bring their own beach towels.

The utility cupboard is equipped with a washing machine and clothes dryer, along with various games and cleaning materials for your convenience.

North Berwick, a charming town in East Lothian, features stunning beaches and views of the Firth of Forth and Bass Rock, home to the world's largest northern gannet colony. Just 30 minutes from Edinburgh, enjoy an eclectic mix of shops, cafes, bars and world-renowned golf courses. The town is celebrated for its award-winning gardens, courtesy of North Berwick in Bloom.

You can also visit the five-star Scottish Seabird Centre, Tantallon Castle and Dirleton Castle. Enjoy boat trips, putting greens, playgrounds and tennis courts. Indulge in fish and chips, ice cream, tearooms, coffee shops and boutique shopping and after a day out and about venture back to The Lookout for a relaxing evening by the sea.

What a wonderful, peaceful, cosy place to stay. We went to rest and that is exactly what we did and this is the perfect place to do just that. We had a dip in the sea and the views are amazing. The furniture and fittings are beautiful. Would defo recommend and will return. Steph the host was lovely and provided a lovely welcome box.
