The details

Burmieston Steading is a remarkable former farm building that has been lovingly restored and transformed into a beautiful group retreat in the stunning countryside of Perth and Kinross. This rustic, yet homely stay sleeps a total of 13 guests across five bedrooms and offers a perfect blend of rural simplicity and abundant natural beauty. Sitting on a peaceful farm, you can meet the lovely flock of Jacob sheep, a handful of grumpy pet geese, a mischievous mix of free-range chickens and an affectionate but anxious English Shepherd dog named Inja.

When you arrive, you can drop your bags off your room before gathering in the Bull Box, which is tucked away in the old byre where the farm’s bull once stood. The Bull Box is now a cosy, character-filled hideaway – perfect for curling up with a good book, playing games, catching up with friends or simply switching off.

Another incredible, grand social space is The Arches - a fabulous cooking space in a renovated cart shed. Flooded with natural light from arched windows, this thoughtfully designed space combines style, sustainability and function. The kitchen features a number of cooking stations with ovens, hobs and dishwashers. There’s even a rustic outdoor cooking spot, where a repurposed truck wheel rim makes the perfect BBQ.

Burmieston Steading offers five unique, eco-conscious suites: The Loft, The Coop, The Woodstore, The Stables and The Top Byre - each designed with comfort, sustainability and character in mind. The Loft is a spacious family suite with a super-king bed and child-friendly bunk beds. It features stunning views, wood panelling, an ensuite with a walk-in shower and soon, a wooden bath.

The Coop, a cosy single room perfect for solo travellers, boasts an ensuite shower, a brass bed from Retrouvius and organic bedding from Abaca. It can be linked to adjacent rooms for flexibility. The Woodstore sleeps two and offers either a super-king or twin setup. It’s fully accessible and includes an ensuite shower, upcycled furnishings and salvaged Olympic stadium flooring.

The Stables is a family-friendly space with a super-king and two single beds (or four singles). Original stable features add charm, and the ensuite includes a unique cow trough shower screen and repurposed timber details. Finally, The Top Byre is a tranquil double room with flexible bedding, organic materials, underfloor heating and an ensuite with a walk-in shower and slate basin. It’s the only suite with an east-facing view.

Burmieston Steading sits at the heart of Perthshire, Scotland’s outdoor adventure capital - making it the perfect base for exploring. Try tree climbing, rock scrambling or paddle boarding with local experts like Wee Adventures or Paddle Surf Scotland. Hike up Kinnoull Hill or explore ancient woodlands like Five Mile Wood. We operate a 3 night minimum stay policy. Pricing varies across seasons and week nights versus weekend nights (Friday and Saturday). Low season is February, March, November and December (excluding Christmas and New Year). Mid season is April (excluding Easter), May and October. High season is June, July, August, September, Easter, Christmas and New Year.
